Tathawade: Pune’s Smartest Real Estate Growth Story This Year

Home prices are climbing across every major Indian city – but where’s the growth real? Pune keeps proving it’s not just another rising market. It’s the one delivering.

1. Pune remains one of India’s strongest housing markets

Pune isn’t just growing – it’s leading. The CREDAI–CRE Matrix Pune Housing Report shows the city recorded close to 81,000 new home sales worth over ₹63,000 crore in CY2025 – the highest among all major Indian metros, ahead of Mumbai, Bengaluru and Delhi-NCR, despite not being a state capital. Average home values have climbed nearly 27% over three years, showing buyers choosing bigger, premium homes rather than the market slowing down.

2. West Pune is the biggest beneficiary

Within this citywide growth, North-West Pune – Hinjewadi, Wakad, Tathawade and Punawale – has emerged as one of the strongest-performing corridors, powered by the IT workforce and sustained infrastructure investment. As IT employment expands along Hinjewadi, buyers are choosing to live closer to work, making this one of Pune’s most active markets.
Two developments are accelerating this further. The under-construction Hinjewadi–Shivajinagar Metro Line 3 is already shaping demand -CREDAI Pune data shows premium housing along Tathawade, Wakad and Baner has grown sharply since 2021. And the Pune Ring Road is no longer a proposal: land acquisition is nearly complete and construction is underway, promising major east-west connectivity gains for West Pune.

3. Why Tathawade specifically?

Tathawade is positioned to capture an outsized share of this growth. Pune’s market is on a clear premiumisation curve – average home values have risen from roughly ₹59 lakh in 2021 to ₹75-78 lakh in 2025 – and Tathawade’s relatively larger land parcels and proximity to Hinjewadi put it right in that shift.

Its location does the rest: at the intersection of Hinjewadi IT Park, Wakad, Baner, Ravet and the Mumbai–Bengaluru Highway, it offers access to one of Pune’s largest employment belts while staying more affordable than Baner or Aundh – helping it grow from a spillover market into an independent destination.

Growth hasn’t been without friction. Traffic around Bhumkar Chowk and the Punawale underpass remains a concern, but road-widening, proposed elevated corridors and the Ring Road are all aimed at easing these bottlenecks as the area urbanises.
